History of the Subject Property: The subject property was at one time a part of Warner Springs Ranch Resort, a 2,500 acre resort. The subject property was included in the entire property transfer on May 17, 1987 in the amount of $14,000,000. The transfer included not only the subject property, but also the Warner Springs Ranch, which includes the golf course and all related facilities.

Character of the Neighborhood: The neighborhood offers new homes and minimal commercial development, and the average home appears to be 7 years in age. Although there is minimal development in Warner Springs, it is reported that home prices for new homes are in excess of $200,000. Marketing of the subject property will be to an investor who desires a remote location, and the Warner Springs Ranch and Resort is the primary economic driving factor in the town. The population of Warner Springs is approximately 350. Grocery shopping, restaurants and gift shops are located 15 minutes south in the popular village of Santa Isabel.
   Located on Highway 79 is a school for local students, and this property is just immediately west of the subject property.
   There are no multi-family developments, Retail centers and offices are limited to small freestanding commercial buildings scattered along Highway 79. Full service shopping is available approximately 35 minutes away in Ramona, California.

Location: The property has no physical address, but is located along the east and west line of Camino San Ignacio, just north of Highway 79. The property is located in the northeast portion of San Diego County, which is located approximately 70 miles northeast of downtown San Diego and approximately 100 miles southeast of Los Angeles. The property offers panoramic views of the Warner Springs Golf Course, Mt. Palomar and Lake Henshaw.

Zoning Notes: The site is zoned agriculture, and development is limited to 0.5 units per acre. According to the Planning Department of San Diego County, the subject property is approved under Specific Plan 83-04, which is the Warner Springs Ranch Specific Plan. Neighborhood Boundaries: The subject property is located in Warner Springs on Camino San Ignacio. The neighborhood is residential in nature, and there is approximately a 70% land vacancy. The subject property is approximately 1 mile north of Highway 79, a major highway connecting many small towns around the Cleveland National Forest to IH-15. The subject property consists of a ±133 acre tract of vacant land, located along the east and west lines of Camino San Ignacio in the community of Warner Springs, San Diego County, California. The property is adjacent to
Warner Springs Ranch, a legendary resort founded by John Warner in 1844. In 1984, 140 years after its establishment, Warner Springs Ranch was converted to a private resort. Today the ranch offers a golf course, 15 tennis courts, and 3 swimming pools. The subject property should benefit from its proximity to Warner Springs Resort.

There are no improvements on the site with the exception of asphalt paving on a federal government easement leading to a lookout point and beyond. The site is irregular in configuration, and has mountainous terrain offering excellent views of the resort and golf course.
